Co-living is a way of renting that brings people together. You get your own lovely private studio and access to incredible shared spaces like a gym, co-working space and roof terraces. Plus, we take care of the boring stuff and give you everything included in one easy bill, so you can focus on enjoying yourself. It’s renting, but with even more opportunities to meet like-minded folk.
At The Palm House and Sunday Mills, you can stay any time from 3 months to a year or longer. At Florence Dock we're even more flexible - you can stay for a night or two, settle in for a few weeks or move in for months - the choice is yours.
Your bills are all-inclusive – that covers superfast WiFi, utilities and council tax, and also access to a gym, cinema room and co-working spaces at no extra cost.

Our homes are designed to give you the perfect balance of private and communal space. You’ll have your own fully-contained studio apartment but you’ll also share spaces like a gym, cafe, co-working space and cinema. Everything’s newly designed and focused on comfort. If there’s an issue, we’re on-site 24/7 to fix it right away (not like your usual landlords…).
Each shared space in a Folk home is designed to be enjoyed with others. At The Palm House in Harrow, head to the huge co-working space or community kitchen in your own time. At Sunday Mills in Earlsfield, there’s a comfortable living room for relaxing and a state-of-the-art gym and studio for working up a sweat. And at Florence Dock you can soak up the sunset with panoramic views of London from one of our five terraces or tuck yourself away with a good read in the Snug.
